Many will agree with the expression “the first impression is very important” considering that our appearance is the first message that the people around us receive. First impressions are essential as we manage to transmit confidence, balance, honesty… many aspects that make us want to go a step further and take an interest in the person or thing that has caught our attention. This can be applied to all aspects in life with which we try to attract and captivate the attention or desire of others. That is why our home is a clear example of this.
When we decide to take the step of starting the process of a purchase or rental of a property, we must think that our final objective is to attract the interest of a potential client for us. Beyond the fact that the property meets the needs of this person (which will be crucial for his decision), we must present it to him in the best possible way so he / she can feel comfortable, excited and motivated. This does not mean masking the reality, we should show exactly what it is, and present it as attractively as possible.
How can we do this? The key is to be empathic and think about how we would like to be shown the property.
– Cleaning and order are essential details when we present our home to someone who has shown a prior interest in it. We must not forget that this person is coming as a client and we must catch him or her. A dirty and disordered space has a negative impact on the perception of the visitor, making them feel uncomfortable and unpleasant.
– The state of conservation of our home and furniture is as important as the first point. In the same way that we take care of our health, we should do the same with our home, because it is a reflection of ourselves. It is necessary to care for and maintain our home to resist the passing of time, because if we present our home in a damaged state, the only thing we will achieve will be to devalue it in the eyes of the client.
– Lighting: when we first enter a space that is unknown to us, it is important that there is good light, so that we can find our place, see the surroundings better and feel more comfortable. Therefore, when we show our home we should do so with the lights on and the blinds open. In this way, the client will feel more confident and will be able to appreciate the details of it better.
– Smell: A bad smell can break our concentration, upset us and even annoy us, so we should avoid them during a visit to our home. The use of air fragrances can help us to create a comfortable atmosphere, but we must be careful with the aroma we choose and the amount we use, as it can become disturbing. The best thing to do is to use light air fresheners.
Keeping these simple aspects in mind, we can have quality visits and we will reach our objective sooner.
But if you want to go further, there is a service known as Home Staging, which consists of preparing the property to make it as attractive as possible so that the client can see him/herself living in it. This is possible by dressing up the property with furniture (if it is empty), works of art, carpets, vegetation, lights… so that the client can get a better idea of the property. In the case that the property is furnished, there are cases in which Home Staging companies replace (temporarily, for the period of the sale / rental of the property) the original furniture for others that are a bit more modern or those that are more in tune with the property. The purpose of this service is to speed up the selling or renting process and to obtain a higher price than the market price.
